Oh, I know full well its not done until its done lol! AND unfortunately I will have to wait a bit longer as they could not get an appointment with the lawyers until 7th March. As they did not have an Orkney lawyer, I recommended the one who acted for the vendor when I purchased, seeing as she knew the property details etc. Until I have that official formal offer in writing, I will still have sleepless nights.

Good for you, Rosy!!! I had been praying that this couple would purchase ETC. I'll keep praying that the deal goes through with no difficulty and that you are made whole again after you extended yourself for a really crummy "friend."

Is the written offer legally binding? I know that Scotland's property laws are different from England's (which really need to be overhauled and rewritten! I speak as one who has bought and sold 3 or 4 properties in England.)

Oh yes, Diat, this written offer is indeed legal and binding in Scotland - that is exactly how I fell foul with ETC - I made the offer and once you make the offer, you cannot retract it for any reason whatsoever. So, although we shook hands on the deal yesterday, I will still be worried until my lawyer receives the written offer from their lawyer. However I think they realise that they have the bargain of the year. It was a bargain at the price I bought it, but even more of a bargain at this reduced price. I could see the surprise on their faces on offering me their opening price - they truly expected me to haggle and ask for more - I just could not be bothered. I even threw in all the furniture/garden equipment/building materials and heating oil all for free. I never did want to make any profit out of this sale, but merely to try and get most of my money back, which indeed I have. Ok I have lost a few thousand, but I can assure you that I will never help anyone out ever again, and to me that is so sad.

I'm sorry you've been so deceived that the "iron has entered your heart" so to speak. But sunnier skies are ahead, you've made more new friends, and your bank account will look healthy again. Just make sure you have some ironclad guarantees in the future!

She is our Conservation and Wildlife Officer. She goes around checking on all the wildlife and rescuing any injured animals or birds. Its a full time job and she has proved to be excellent at it in the 4 months she has had this post. She also does guided walks etc around the Island for both the residents and the tourists, amongst many other chores.

Emma and Russell, the (hopefully) Purchasers, are having a telephone conference call with their lawyer this afternoon. And then on Monday, hopefully once again, they are going into town on the ferry to sign the official offer letter.

It will happen. I have made the necessary sacrifices and it will happen. (Brian's not too happy that I had to eat all his chocolate as part of the ritual, but needs must.)

Russell rang me again just now - everything is going well. There is a new house purchase tax coming into effect on 1st April, and he wants to buy this month in order to avoid having to pay this tax, so now they also have an incentive to move quickly on this. I told them I dont mind how long it takes for the money to come through, just so long as they sign the formal offer letter on Monday. Then I will have total peace of mind.
I must calm down - I can feel myself getting hyper.
